Choosing between a pre-built home and a new construction home may take some time of pondering. One may get stuck in weighing the pros and cons of each of these general types of homes. A pre-built house can be better than a new-built in some ways, but newly-constructed homes have their benefits as well. The question of which is better and which is right for a person really depends on the individual’s taste. 

 

Choosing between an existing home and a new construction home is just the beginning of the entire home-buying timeline. If after careful consideration you decided to go for a newly built house, it is also ideal to consider the time it’ll take for the construction period. 

 

So how long does it take to build a new home?

 

New construction homes may take around six months to complete in a perfect market and environmental condition. That’s just the actual construction period – from groundbreaking to the final walk-through. Another factor to consider is getting building authorization and permits which may take about one month according to the U.S. Census Bureau’s 2018 Survey of Construction

 

For custom-built homes or homes that are designed for a specific buyer, planning or choosing a floor plan and design and structural features is also another factor that must be included in your timeline. This, and getting your finances in order, are done prior to processing the necessary permits.

 

The above timeline is only applicable to houses that are constructed for sale in a new housing development. The construction period for houses built by homeowners themselves is different and could possibly take longer due to less manpower. 

 

What factors slow the construction process? 

 

  • Environmental factors - The topography of your chosen location can greatly affect the construction timeline. Rocks, hills, the type of soil, and possible hazards in the location are factors that can prolong the building period. It is important to ask your developer if delays can be anticipated. 

 

  • Weather condition - The weather is an obvious variable that can affect the building process. Rain and heat can cause delays due to their effect on the construction site, transportation of supplies, and the builders. 

 

  • Builder skills and efficiency - Builders and crews who are more skilled will tend to do the job faster than those with less experience. But skills will not contribute much if the crew is inefficient. Hire people who are confident about their skills and efficiency. A contractor with a good reputation and solid background should be considered. 



It is typical for a home buyer to be exhilarated by the thought of purchasing their first home. But the excitement sometimes can affect a person’s decision-making. Buying a new construction needs research and proper planning, and it requires the buyer to be patient. Before you start making your decisions throughout the planning process, make sure you are in the right mindset. Changing your mind during the construction period can cause delays. 

 

Before you go all in for a new construction home, make sure you understand the construction timeline. Anticipate factors that may affect the time of building your new home. Set your expectations right to avoid frustrations right before you get the keys.
